What is RERA?+
RERA stands for Real Estate (Regulation and Development) Act, 2016. It is a central government law that regulates the real estate sector in India. It mandates that builders register their projects with the state RERA authority before advertising or selling, protects homebuyers from delays and fraud, and creates a dispute resolution mechanism.
Is RERA applicable in Uttar Pradesh?+
Yes. UP RERA (Uttar Pradesh Real Estate Regulatory Authority) is the nodal authority for all projects in Uttar Pradesh — including Prayagraj (Allahabad) and Lucknow. Any residential or commercial project with more than 8 apartments or a plot area above 500 sq.m. must be registered with UP RERA.
How do I verify a project's RERA registration?+
Visit up-rera.in, go to 'Project Registration', and search by project name, builder name, or RERA registration number. The portal shows registration validity, project details, promoter information, and any complaints filed.
What does a RERA registration number look like?+
UP RERA registration numbers follow the format: UPRERAPRJ[XXXXXX] for projects and UPRERAPRA[XXXXXX] for agents. Always ask the builder for this number before signing any booking form.
Can a builder sell without RERA registration?+
No. Selling, marketing, or advertising a project without valid RERA registration is illegal. If a builder cannot produce a valid RERA number, do not book. You can also file a complaint with UP RERA against unregistered projects.
What protections does RERA give me as a buyer?+
Key protections include: (1) Builder must deliver possession by the RERA-registered date or pay you interest for delay. (2) You can cancel and get a full refund with interest if the builder defaults. (3) Builder must keep 70% of buyer collections in an escrow account for the project. (4) Structural defects must be rectified by the builder for 5 years post-possession. (5) You can file a complaint online at up-rera.in.
What is the role of a RERA-registered agent?+
