Builder Lead Terms
Terms governing lead delivery to builders, developers, and property advisors on SearchGuru.

1. Nature of the Lead Service
SearchGuru connects property seekers with verified builders, developers, and property advisors. A "lead" in this context means a buyer or investor who has submitted a genuine enquiry stating their property requirement, city, budget range, and purchase timeline. Each lead is delivered to a maximum of two (2) vendors. Leads are not recycled, resold to competing vendors, or distributed to aggregators.
2. Lead Eligibility & Verification
SearchGuru applies basic intent-filtering before routing a lead: • Phone number format validation • Duplicate submission detection (same number within 48 hours) • Bot and spam filtering Despite these measures, not every lead may convert. SearchGuru does not guarantee that a buyer will finalize a purchase. Lead delivery is the service — conversion is not guaranteed.
3. Builder / Advisor Obligations
By receiving a lead through SearchGuru, you agree to: • Contact the buyer within the stated response window (shown on your listing) • Use the contact information solely to respond to the buyer's stated requirement • Not transfer, sell, or share the lead data with third parties • Not engage in misleading, high-pressure, or fraudulent sales practices • Comply with all applicable RERA regulations in your state Violation of these obligations may result in suspension from the SearchGuru platform.
4. Lead Credit & Dispute Policy
If you believe a delivered lead is invalid (clearly fake contact details, out-of-scope requirement, or obvious spam), you may raise a dispute within 48 hours of lead delivery by emailing support@searchguru.in with the lead reference number. SearchGuru will review disputes within 3 business days. Approved disputes may result in a lead credit at SearchGuru's sole discretion. Credits are non-transferable and non-refundable as cash.
5. Data Use by Builders
Builders and advisors may store buyer contact details in their own CRM for follow-up relating to the buyer's stated property requirement. You may not: • Add buyers to bulk marketing lists unrelated to their enquiry • Transfer buyer data to affiliated companies outside the scope of the stated requirement • Contact buyers more than 6 times within 30 days without prior consent SearchGuru reserves the right to investigate complaints from buyers about abusive contact practices.
6. RERA Compliance Responsibility
Builders and project advisors listed on SearchGuru are solely responsible for maintaining valid RERA registration for any project marketed through the platform. SearchGuru does not verify or certify RERA status. If a project's RERA registration lapses or is cancelled, you must promptly notify SearchGuru and cease marketing that project through our platform.
7. Limitation of Liability
SearchGuru's liability in connection with any lead delivery is limited to the fee paid for that specific lead. SearchGuru is not liable for lost sales, consequential damages, or losses arising from a buyer's decision not to purchase.
