What to expect before, during, and after a property site visit arranged through SearchGuru.

Your Safety Matters
Never sign agreements or pay booking amounts at a site visit without reviewing documents with a lawyer first. Report any misconduct to SearchGuru immediately.

1. What is a SearchGuru Site Visit?

When you submit a property enquiry on SearchGuru and a verified builder or advisor contacts you, they may offer to arrange a site visit to their project or showroom. SearchGuru facilitates the introduction between you and the builder/advisor. The site visit itself is arranged directly between you and the vendor — SearchGuru is not present at, and does not organise or supervise, site visits.

2. Your Consent to Be Contacted

By submitting a property enquiry or requesting a site visit through SearchGuru, you consent to being contacted by the matched builder or advisor to schedule and confirm a site visit. Contact may be by phone, WhatsApp, or SMS. If you do not wish to be contacted, do not submit the enquiry form, or reply "STOP" to any message from the vendor.

3. SearchGuru's Role is Limited to Introduction

SearchGuru's responsibility ends when your contact details are delivered to the verified vendor. SearchGuru: • Does NOT arrange transportation to the site • Does NOT accompany you on the visit • Does NOT supervise the conduct of the builder/advisor during the visit • Is NOT liable for any representations made by the builder during the visit • Is NOT a party to any booking, agreement, or transaction you enter into following the visit

4. Your Safety During a Site Visit

We recommend the following safety practices for all property site visits: • Inform a family member or friend of the location and expected return time • Do not visit remote or under-construction sites alone — bring someone you trust • Do not carry large amounts of cash to a site visit • Do not sign any agreement or pay any booking amount at the site without reviewing documents with a lawyer first • If you feel pressured, you are free to leave at any time

5. No Obligation to Book

Attending a site visit arranged through SearchGuru creates no obligation for you to book, pay, or sign any agreement. You are free to attend for information-gathering purposes only. If a builder or advisor attempts to use high-pressure tactics or refuses to let you leave, please report this to SearchGuru immediately at support@searchguru.in.

6. Representations Made at Site Visits

Builders and advisors may make verbal representations about pricing, launch offers, completion timelines, and amenities during site visits. These verbal representations are made by the vendor alone. SearchGuru does not verify, endorse, or guarantee any verbal or written representation made during a site visit. Always request written confirmation of any offer, discount, or commitment before acting on it.

7. Booking Amounts and Payments

If you decide to make a booking payment after a site visit: • Ensure the project has a valid UP RERA registration number — verify at up-rera.in • Make payments only by cheque or bank transfer to the company account, never cash to an individual • Obtain a receipt and a copy of the booking form for every payment • Have a property lawyer review the builder-buyer agreement before signing

8. Reporting Issues

If you experience any problems in connection with a site visit arranged through SearchGuru — including misconduct by a builder, non-return of earnest money, or threats — contact us at support@searchguru.in. We take vendor conduct reports seriously. Builders with substantiated complaints may be removed from the SearchGuru platform.
